Experienced developer

We have been active on the Polish residential market since 1999, delivering developments in Warsaw, Gdańsk, Gdynia, Poznań, Wrocław and Kraków. Since the beginning of our operations, we have built nearly 25,000 apartments and commercial units with a total floor area of more than 1.3 million m². In 2025, we sold 1,001 units, and in PwC’s ranking of the “Largest Developers in Poland”, based on financial data for 2024, we ranked 8th.

Since 2023, Spravia has been part of the Crestyl Group — an international investor with strong financial backing.

The history of Spravia

1999

Budimex S.A. establishes a subsidiary responsible for the construction and sale of residential units. This marks the creation of Budimex Nieruchomości.
Budimex has been operating on the Polish market since 1968. It originated from the Foreign Trade Centre and, over time, became one of the largest construction groups in Poland.

To distinguish the development business from the construction company, the Budimex Nieruchomości brand is given its own visual identifiers: the colour orange and the addition of the word “Nieruchomości” (“Real Estate”). Over the following years, this is the branding used in apartment sales.

2010

A new visual identity system is introduced. The change results from the unification of the brands belonging to the Ferrovial group, to which Budimex S.A. and Budimex Nieruchomości belonged at the time. The new identity standardises the way the brands communicate. Typography is unified, while the main distinguishing feature of the brand remains the addition of the word “Nieruchomości”. The leading colour scheme becomes white lettering on a yellow background.

2021

In May 2021, the company is acquired by Cornerstone Investment Management and the Crestyl group. This is an important moment in the company’s history — Budimex Nieruchomości leaves the structures of Budimex S.A.

Along with the change of ownership, a new brand is created: Spravia. It includes a new name and an independent visual identity.

The name Spravia was developed by BNA. It refers to associations such as efficiency, reliability, and acting in line with a defined direction. The new visual identity is based on navy blue and green. Navy blue is associated with calm, responsibility, and stability, while green represents growth and change. The logotype uses custom typography designed specifically for the brand.

2023

Spravia joins the Crestyl Group, which from that point becomes the company’s sole owner.

We deliver our developments in a sustainable way, taking into account the character of the location, community needs, and solutions that support everyday comfort.

We design our residential communities to fit naturally into their local context and to be welcoming for future residents. In the design and delivery process, we consider the impact of each development on its surroundings, the functionality of the space, and solutions that support more responsible building use.

Our business involves many stakeholder groups: customers, employees, partners, designers, subcontractors, local authorities, and communities neighbouring our developments. That is why clear rules of cooperation, dialogue, and well-considered decisions at every stage of the process are important to us.

We strive to provide stable conditions of cooperation for our teams and partners, as well as to support neighbourly surroundings as much as possible — both during construction and after completion. The values that guide us every day are reflected in specific actions within our organisation and in our relationships with the wider community.

Strategy

In 2022, the Crestyl Group developed its ESG strategy, described in the annual report for that year. After Spravia joined the Crestyl Group in 2023, the approach to environmental, social, and governance matters was aligned across the entire group.

Tomasz Konarski

CEO

He has served as CEO since 2025 and is responsible for executing the company’s business strategy and overseeing investor relations.

He brings 26 years of professional experience in investment delivery, operational management, and financial leadership, with many years spent in the real estate development industry.

Ewa Perkowska

Member of the Board,
Head of the Commercial Division

She has served on the Management Board since 2014, overseeing sales, after-sales service, and marketing. She has been with the company since 1999 and graduated in Investment and Real Estate Management from the Poznań University of Economics, where she also completed a postgraduate MBA programme.

Łukasz Białecki

Member of the Management Board,
Head of the Financial Division

He joined the Management Board in 2025 and is responsible for finance, accounting, controlling, and reporting. He holds a degree in Finance and Accounting from the Warsaw School of Economics, an Executive MBA from the University of Warsaw, and is a Chartered Certified Accountant (ACCA).

Tomasz Franczewski

Member of the Management Board,
Head of the Realisation Division

He has served as a member of the Management Board since 2020 and oversees the company’s project delivery processes. He graduated from the Faculty of Civil Engineering at the Warsaw University of Technology and completed a postgraduate Executive MBA programme. He has been associated with the Budimex Group, the company’s former owner, since 1997.
